View, view, view! Looking to relax with stunning views overlooking mountains AND a lake? This Mountain Lake House has it all. Enter to a spacious two-story living room with a wall of windows which invites you to take in nature and the view. The living room boasts a stacked stone fireplace and TV. A roomy open floor plan leads to an updated attached kitchen (counter seats 2) and dining area (seats 6). Everyone will want to be the chef in the well-appointed kitchen where the stove faces a wall of windows to the mountains. The attached screened porch is perfect for relaxing. Adjacent back deck offers additional dining table, gas grill, outdoor seating, and jaw-dropping views.

The primary bedroom is on the main level (queen) and has a private attached bath. Outside the primary bedroom in the hall to the living room are a laundry room and a half bath. There is an upstairs loft, perfect for quiet reading, yoga or hanging out. Two additional bedrooms are on the lower level. One bedroom has a full bed and an attached bath. The other bedroom has 1 queen bed and one twin bed, and also has an attached bathroom. Down the hall, the lower level living room is perfect for fun offering a ping pong table, many games and another TV viewing area. Driveway is steep, but we hear it is worth it for the view. :)

THE AREA:
Big Canoe is an 8,000-acre wildlife gated community in the hardwood forest of the Blue Ridge Mountains just north of Atlanta, offering over twenty-four miles of maintained hiking trails and plenty of wildlife including deer, black bears, and turkey. With seven mountains and five lakes, the community has a beautiful backdrop for its three championship golf courses, fourteen tennis courts, three swimming pools (one Big indoor), swimming lake (with beach, paddle boats, canoes, & paddle boards), stunning mountain lake (with marina, fishing & rental pontoon boats) and first class wellness center and basketball court. As a renter, you have access to all of the Big Canoe amenities paid directly for each amenity. I'm sorry, but we do not offer any passes with the rental. We are more than happy to offer our recommendations about the local area and answer any questions you have about the home or the community. OCCUPANCY:
This unit allows 7 overnight guests. Feel free to have guests over, however, in compliance with the city regulations, there cannot be more than 7 people overnight in the unit at any given time. Over occupancy may result in eviction. THIS BEAUTIFUL HOME DOES NOT ALLOW PETS UNDER ANY CIRCUMSTANCE, thank you for your understanding. (Someone tried to extort a discount with a false claim of dog hair, so to be clear, this house does not allow pets.)

RESORT-LIKE AMENITIES:
We have 3 golf courses, 5 lakes, hiking trails, a wellness center, yoga, indoor and outdoor pools, sauna, saline whirlpool, tennis and pickleball courts, bocce courts, Jeep Trail, dog park, beach, water slide.

PARKING:
Driveway is steep, but as guests say- worth the view. Home has plenty of parking in front for several cars in a flat parking area.

GATHERINGS:
We know you are coming to Big Canoe to have a good time, but out of respect to the other tenants and neighbors, this property has a strict "No Party"policy.

QUIET HOURS:
Quiet hours are from 10pm to 8am. Guests are responsible for the conduct of all persons in their unit.

COFFEEMAKERS:
Keurig and drip coffeemakers.

FIREPLACE:
Is wood burning (not gas), guests are welcome to bring firelog or firewood.

**CLEANING PROTOCOLS** A housekeeping fee will be included on all reservations. This fee will vary in price based on the size of the property. The house is professionally cleaned prior to your arrival. Please inspect it at check in and call housekeeping at in the event something is unsatisfactory. As we will send housekeeping back to the property to re-clean the reported areas, no refunds will be given for housekeeping issues. There is no fee within the first 24 hours to return and address the issue. All cleaning is done by professionals who use advanced cleaning practices and disinfectants. We maintain excellent cleaning standards and pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests, with photos of each room to ensure clean is up to highest standards. We fight fabricated claims for discounts with our extensive documentation on the house and post names to web for the protection of other hosts. :-) This beautiful home is not pet friendly. :-)

SMOKING:
Smoking of any kind is not allowed in the unit. There will be a minimum $250 penalty fee if it is determined that there was smoking in your apartment during your reservation period.

MINIMUM AGE:
Guests named on the reservation must be 30 years or older. By booking a reservation, you represent and warrant that you are 30 or older. The name on the reservation must be present at check-in and throughout the duration of the stay.

CHECK-IN / CHECK-OUT:
Check-in time is at or after 4pm and check-out time is prior to or at 10am. Early check-ins and late checkouts are based on availability and can be requested one day before. Additional fees may apply.

CANCELLATIONS::
Cancellation charges are as follows: rental payments are fully refundable until 14 days prior to the reservation arrival date (less credit card fees). If 8-13 days prior to the reservation, 1/2 the total rent and tax can be refunded. Less than 7 days: cleaning and pet fees can be refunded. We will do our best to work with each guest. We have many repeat guests so we try to take care of each and every one.
